Why Rezidente
We live in an age where a large part of vacation homes remain unused for more than 10 months of the year, but their owners still pay all the costs. At the same time, many other people dream of owning a profitable vacation property that would also fulfill their vacation dreams.
Our aim is to change this situation through efficient sharing of holiday properties, with the costs being shared between all co-owners. The purchase price and operating costs are divided according to ownership shares. Only thanks to the Resident, you can flexibly and easily plan your stay and the possibility of evaluating the share according to market prices.

His specialty as a real estate lawyer is the purchase and sale of real estate, while he provides clients with expert advice in this area. At Rezidente, Marek is responsible for company management, acquisitions and professional sales.

Founder & Asset Management
Mark is a financier with 17 years of experience in capital market investing and long-term wealth building, including successful management of a real estate portfolio in Slovakia and abroad. His passion for real estate and skill in effective marketing solutions are reflected in the careful selection and presentation of top vacation properties.

Yes, you are indeed the owner of the property, meaning that you acquire a share in the company registered in the land registry as the owner of the property. By purchasing, you become a fractional owner, and therefore, you are a proportionate owner of the property.
Through the smart booking system of Residency, you can reserve your stays anytime from 2 days to 2 years in advance.
One house can have a maximum of 8 owners to ensure each family enjoys at least six weeks per year in their property. However, one person can choose to purchase up to 4 co-ownership shares (owning 50% of the house)
Rezidente co-ownership differs from Timeshare in the following significant ways: With Residency, you own a portion of the house (not just the right to use it). In fact, you have a share in the property. In contrast, with TIMESHARE, you only own the right to use the property, usually for a specified period each year. If you want to sell Timeshare, you have to try to sell it back to the operator who sold it to you, often resulting in a loss compared to your purchase price. Properties with time-limited usage are typically hotel rooms or apartment units in resorts, whereas Residency properties are standalone vacation homes in prime locations selected by our experts.
You can sell your share at any time. We are happy to help you find a new buyer from our client database, or another co-owner may be interested in buying your share.
There are several ways to generate income from the property. Here are some of the most common:
- Rental: Some properties can be rented to tourists, allowing you to earn rental income.
- Appreciation: The properties we offer are in locations with high potential for property value growth. This means you can sell the property later for a higher price than you bought it.
- Share Purchase:** Over time, your share will increase in value, and you can sell it at any time for a profit.”
The purchase price of the share includes: Acquisition costs (land transfer tax, notary, legal structure, brokerage fee, legal advice for property purchase, interior design including high-quality furniture, comprehensive interior equipment including artwork and cutlery, legal and tax division of Residency co-ownership, and consultations.
It is not necessary to be in contact with the other co-owners, as Residency takes care of everything for you. We handle all administrative tasks, including coordinating all co-owners. You simply enjoy your property without any worries.
